“UP Cracks Down on Unregulated Construction: Master Plans for Small Towns”

The Uttar Pradesh government will now create a master plan for houses being built in smaller towns, bringing order to the construction process. This system will be implemented in 63 towns with a population of 50,000 to 1 million.

Following the successful implementation of master plans in larger cities, the government will now extend this initiative to smaller towns. The master plan will ensure regulated land use and map approval, preventing uncontrolled construction.

The Housing Department has reached a consensus on this proposal, aligning with the Chief Minister’s vision for systematic development and standardized building construction in smaller towns.

Regulated Development

Currently, smaller towns lack building standards, leading to unauthorized constructions and unregulated expansion. The Model Development Bylaws will address these issues, ensuring:

  • Regulated land use
  • Standardized map approval
  • Safety measures

Existing Challenges

In towns without development authorities, building plans are approved by municipal boards without considering land use or Floor Area Ratio (FAR). This leads to rampant irregularities in map approvals.

New Initiatives

The Housing Department is preparing the Building Construction and Development Bylaws, to be implemented in towns without development authorities. Initially, 59 cities under the Amrit Yojana will have master plans, followed by 63 additional towns in the second phase.

Once the plans are finalized, building construction and map approvals will adhere to these guidelines, curbing unregulated growth.
